A strong and stable Philippine real estate market is gearing up for the seventh annual edition of the PropertyGuru Philippines Property Awards, which will be announced on 5 July 2019 at a gala dinner attended by the industry’s influential leaders.
The residential categories are further divided into luxury, high-end, mid-end and affordable segments that follow new pricing eligibility criteria to accurately reflect current market conditions
Presented by global brand Kohler, the long-running competition is the gold standard for excellence in Philippine real estate, recognizing development, design and innovation, as well as shine the spotlight on corporate social responsibility (CSR), sustainable development, design and construction, building communities, customer care, and public facility projects.
Shortlisted nominees in more than 35 competitive categories will be announced in June, including finalists for outstanding condominium and housing development in Metro Manila, Cebu and Davao.
The residential categories are further divided into luxury, high-end, mid-end and affordable segments that follow new pricing eligibility criteria to accurately reflect current market conditions.
There are also open categories for alternative housing, resort, office, BPO office, retail, hotel, mixed-use and township development, as well as their corresponding architectural, interior or landscape design awards.
In addition, the independent panel of judges has introduced a new category for Best Co-Working Space, as demand for flexible and serviced work spaces spike in Metro Manila, particularly in the central business districts of Makati and Bonifacio Global City, according to a recent report by JLL.
The newly elected awards chairman is Christophe Vicic, JLL Philippines’ country head, succeeding Jaime Cura, PhD of the RGV Group of Companies, who remains a member of the judging panel comprising respected industry experts. Representatives from BDO Roxas, Cruz, Tagle and Co. oversee the fair, ethical and transparent judging process.
More than 300 guests attend the annual awards night in Manila, which also celebrates the Philippines Real Estate Personality of the Year.
Past titleholders include former Senate president Manny Villar, Philippine Green Building Council chair Raymond Rufino, unicorn entrepreneur Robbie Antonio, and Megaworld founder Dr. Andrew Tan, who was named the first-ever recipient of the PropertyGuru Icon Award at the regional PropertyGuru Asia Property Awards Grand Final held last November in Bangkok, Thailand, where The Podium by SM Keppel Land collected two regional awards.

Crafting a revolution for the ages
Robbie tells a story about the word Revolution Precrafted, “The word prefabricated is too obvious. I wanted to coin a term that would define what we do in a classier manner. At the same time, the word ‘precrafted’ is derived from the word craft, which can mean profession.” Since the inception of Revolution Precrafted, Robbie never faced major setbacks or challenges. The concept was met with approval and support from various stakeholders because of its strong business proposition. In fact, a lot of investors offered to put in capital early on because they really believe in what Robbie and his were trying to accomplish.
For Robbie, bringing together some of the world’s leading architects, artists and designers as a part of one grand project was really a very exciting time. Robbie has a deep passion for art, fashion and architecture and collaborating with some of the greatest minds in the world was just an experience not many people get to enjoy. Furthermore, seeing the finished designs made the team proud of what they were trying to do. “Imagine being able to create world-class home designs at relatively more affordable prices,” Robbie asserts.

In October 2017, ‘Revolution Precrafted’ achieved a remarkable feat of having ‘Unicorn Status’ as a privately-owned startup, on which Robbie says, “Before launching it to the public, we took the time to really perfect the business model and study its viability. We also took the time to partner with some of the world’s best architects, designers and artists to show to the world that our business model works- that it is possible to design homes, pavilions with popular and renowned artists, and offer these at lower cost. After seeing that our proposition is fool proof, investors expressed their confidence to invest in the company.”
When asked about how cheap is a prefabricated house compared to the traditional construction method, Robbie answers, “It’s difficult to give a specific amount since we have different designs and we do orders by bulk. This allows us to achieve economies of scale, not to mention that the prefab process cuts down the overall turnaround time of production, leading to significant savings and minimizing expenses. Generally speaking, you can achieve 10-15 percent savings with prefab.” He also tells the price range of Revolution Precrafted’s homes which is in between $20,000 to $360,000. Robbie has his basics homes designed by his internal architecture team, and he has also curated homes designed by 81 revolutionaries from around the world.
The reason, according to Robbie, why he decided to explore prefab is because he wanted the technology aspect of it. “We used advanced robotics to streamline our production processes. This is something that differentiates us even further from traditional homebuilding. Soon we will be adapting smart home technology in our homes too,” he says. Furthermore, talking about green technologies, Robbie adds, “We are exploring ways to further make our processes more sustainable but as it is, prefab homes are already energy efficient because they use a lot of glass. This encourages minimal usage of electricity for lighting. The insulation of prefab homes are also adjusted to make them more convenient and homey for customers.”
Focused on brand expansion while unveiling new units
Currently, Revolution Precrafted is in the middle of its brand expansion. While it was primarily a prefab company, Robbie and his team have expanded their products and services to include quasi-prefab and hybrid works in order to accommodate more projects around the world. They are also exploring at offering modular clinics, affordable homes, condos, hotels and low to mid-rise offices. Moreover, Robbie also has great interest in blockchain and STO, and he is venturing into hydroponics.
Revolution Precrafted is also unveiling a new unit named Renegade Branding Concepts that focuses mainly on franchise and licensing concepts. This is part of company’s strategy to fully utilize its partnership with some of the world’s best celebrities, and experts. Thailand trails ASEAN peers in the super startup race, mainly because investors are waiting for a truly great idea
With an eye on health care and education as the most promising sectors, Indonesia is expected to be home to five startups worth at least US $ billion by the end of 2019.

Southeast Asia’s largest economy has already given birth to four unicorns, as billion-dollar startups are known: the ride-hailing firm Go-Jek ($10 billion), the e-commerce site Tokopedia ($7 billion), the travel site Traveloka ($2 billion), and the online marketplace Bukalapak ($1 billion).
Singapore is close behind in the unicorn race with three big entrants led by the super-app Grab (copy1 billion); Sea Group, the holding company for Garena, Shopee and Airplay (IPO valuation $4.9 billion), and the gaming hardware maker Razer ($4.4 billion). The city-state was also the birthplace of Lazada, the region’s biggest shopping site, though it was started by the Germany-based incubator Rocket Internet and is now majority owned by Alibaba of China.
Other unicorns in the region include the Vietnamese online gaming platform VNG Corp, and the Filipino home builder Revolution Precrafted ($1 billion).

Ambitious ideas
It was in December 2015 when Revolution Precrafted was launched and the company has since become a global supplier of prefabricated homes, pavilions, and other related structures. “I want the homes to be perceived as art pieces. I think this is something that can be built off-site and assembled like a Lego set,” he elaborates. “We’re striving to do something that’s customizable.” he espouses, explaining his idea for a sustainable luxurious living.
To date, Revolution Precrafted has bagged around $8.7 Billion in projected revenues for the company’s ongoing projects in the US, Philippines, Myanmar, United Arab Emirates, Spain, Indonesia, Jamaica, Guyana, Bahamas, Trinidad and Tobago, Puerto Rico, Ecuador, Peru, Nepal, El Salvador, Brazil, Cyprus, Mauritius, Seychelles, India, Indonesia and Japan, Australia, Zimbabwe.
“I’ve worked with 13 Pritzker Prize architects, possibly more than any human being in the world. We have intellectual property over all these names, you can get them at a ridiculously high price and wait a number of years, or get it from us in three months at a much cheaper price,” Antonio explains describing his motivation behind Revolution Precrafted.
The buildings can be customized to the buyer’s specific needs, becoming a private residence cum museums or whatever their clients desire. “We try to customize the buildings depending on the clientele and their needs. Some people want a little private museum but not everyone has the budget of Guggenheim. We provide a flexible space which could take the shape of a library, a performance area, a nightclub or a big restaurant”, elaborated Mr. Antonio.
Among the biggest projects of Revolution Precrafted is the $1.1 billion Batulao Artscapes projects in Batangas province, Philippines, envisioned to be the World’s First Livable Art Park, it features museums and homes that embody the marriage of art, architecture and design. It will have museums designed by Pritzker-winning architects Jean Nouvel, Tange Associates, Christian de Portzamparc and Philip Johnson Alan Ritchie architects. Launched in December 2017, the community will have more than 8,600 homes. Amenities include a sports park, a man-made lake and a flavorpark.
Revolution Precrafted also launched its $750 million Flavorscapes residential project in Central Philippines, which will have 15,000 homes. The community is expected to feature a Museum of Ice Cream, Museum of Candy, Chocolate Gallery, Microbrewery and Beer Garden. The first batch of homes will be delivered by the first quarter of 2018.
The bigger picture
Robbie has grand plans for the only Unicorn of the Philippines. His idea can be described as the ‘Ikea of Homes’ for their plug and play simplicity, the “Tesla of Homes” because his work is not just a home but an entire platform of ideas and technologies. Antonio intends to eventually turn the company into a platform for a smart home. A house that can be as intelligent as one wants! He also intends to pre-craft homes for disaster-hit areas which can be erected as quickly as relief camps. The company can easily mass-produce flexible spaces that can be used as per the needs of the situation. The company is on its way of building a “Revolution Community” as intended by its founder. A community where one can enjoy museums, cultural places, and distinctive art without even visiting the actual place.
The prefab industry is expected to grow rapidly in the next 3-7 years and the company is all set on the leaving a global footprint. Revolution Precrafted is in the middle of their global roadshow and hopes to be present in 35 countries by the end of the year. Having greater visibility in 24 countries is already considered a doable target. It has already begun with the opening of Revolution Precrafted’s Dubai office in Q4 2018. By the next year, Revolution Precrafted hopes to be present in 55 countries and 100 countries by end of 2020. Robbie’s ambition is an idea, an idea we think is the world is already waiting for.

In brief: Indonesian minister proposes unicorn swap to get Go-Jek green light in Manila

Rudiantara suggested that a Filipino unicorn could enter Indonesia if Go-Jek could enter the Philippines in return. One of the unicorns that Rudiantara wants to be present in Indonesia is Revolution Precrafted. “Only one requirement: allow Go-Jek to be in Manila,” he said. “There isn’t yet [a startup like Revolution Precrafted] in Indonesia.”

The comments from Rudiantara, Indonesia’s minister for communications and information technology, come after the Philippine Land Transportation Franchising and Regulatory Board denied Jakarta-based Go-Jek’s application to operate a ride-hailing business in the country.
Revolution Precrafted, which designs and distributes prefabricated designer homes, became the Philippines’ first unicorn following its series B fundraise in October 2017.
Speaking at a seminar in Jakarta, Rudiantara suggested that the Philippine startup could help with the Indonesian government’s ongoing program to build a million new homes each year. But its entry could depend on the Philippines’ willingness to overlook the foreign ownership rules that reportedly scuppered Go-Jek’s license application.
