Court Dismisses All Complaints Against Revolution Precrafted

Following complaints stemming from unavoidable complications brought on by the global pandemic in early 2020, the Makati Regional Trial Court (RTC) first cleared Revolution Precrafted and its CEO Robbie Antonio of any wrongdoing in November 2021. Now, the noted real estate businessman and his company have scored yet another legal victory as the Makati RTC Office of the Prosecutor once again dismissed the second, and only remaining case on April 7, 2022. The court declared both cases as unfounded.

Cited in its resolution (NPS no. XV-05-INV-21J-1918), the court determined that “there is no evidence to support a complaint for syndicated estafa or violation of P.D. 1689,’’ and neither was there evidence to conclude that “Revolution, through respondents as officers and directors, committed or performed acts of defraudation and misappropriation.”

“Of course, there is a sense of vindication as the court’s decision supports the fact that we have always honored our legitimate commitments to all connected business parties,” Antonio said. “While this was just an unfortunate and unavoidable situation, we are happy to have sorted out all issues and now turn our focus to exciting developments ahead. With the world slowly beginning to return to normal, we are in the process of studying our operations, and considering plans to explore all-new areas with Revolution Precrafted.”

Antonio-led Firm Partners With Spanish Developer

Revolution Precrafted Inc., a property-development firm led by one of the sons of former US Ambassador Jose EB Antonio, signed an exploratory agreement with Spanish publicly listed real-estate firm Neinor Homes.

The deal enables the latter to industrialize house-building in Spain, the company said on Wednesday.

Revolution Precrafted said the venture will begin with two projects in Navarra and Castellón.

The deal is expected to accelerate the growth of the Spanish property sector, Revolution said. Neinor Homes plans to build 3,500 and 4,000 homes annually by 2020.

The prop-tech company has entered an agreement with BC Estudio, a leading architecture, design and propery management company, to supply hotel and residential units along the Ebro Delta, situated in the province of Tarragona, Catalonia Region, Spain.

Spain becomes the 13th international market for Revolution Precrafted, which is in the middle of a global expansion mode. It currently has projects in the Philippines, Myanmar, Indonesia, United Arab Emirates, Japan, Ecuador, Puerto Rico, Trinidad, Guyana, Jamaica, Bahamas and Bahrain. The company expects to be present in 25 countries by the end of 2018.

The partnership between Revolution Precrafted and BC Estudio came about following the former’s recent business roadshow in Europe this June.

Antonio said Revolution Precrafted and BC Estudio have agreed to build 50 units of hotel villas on a 12-hectare lakefront plot. This represents the first phase of what is envisioned to be a 260-unit development project on a total of four plots along the Ebro Delta.

As part of the initial phase, Revolution Precrafted will build around 40 1-bedroom villas measuring 30 square meters each. It will also build an additional 10 2-bedroom villas on the lakefront plot. Each unit costs a minimum of $200,000.

The villas on the initial phase, will be accompanied by a main clubhouse measuring 700 square meters.

Gabriel Barba and Jordi Barba partners at BC Estudio said the tourism potential of the sites are significant considering their location. BC Estudio will work in collaboration with local partner office in the delta del Ebro, Actua B Arquitectura.

The Ebro Delta is one of the largest wetland areas in the Western Mediterranean region. A large part of the delta was designated as a natural park to protect the wide variety of flora and fauna identified in the area. The Delta is composed of a mosaic of coastal and wetland habitats. It also has some 95 breeding species of birds. The wetlands are considered highly important for over 300 species of a wide range of transient and overwintering species and serves as an essential stopover point for large numbers of migratory birds and waterfowl.

On top of these, the Ebro Delta is also popular among tourists for its amazing beaches, sand dunes, rivers and lagoons. It is also one of the best fishing and water sports areas in Europe.

Meanwhile, Antonio said the development of the masterplan will take several months while the construction of the hotel villas will start in early 2019.

A unicorn has finally arrived in the Philippines. In October last year, Philippine-based startup Revolution Precrafted, a company that develops and designs prefabricated homes and hotels among others, raised its series B round of funding co-led by Singaporean venture capital firm K2 Global. The round of funding raised an undisclosed amount that brought the startup over the billion-dollar mark, making it the first unicorn to come out of the Philippines.

Revolution Precrafted – also referred to as Revolution – was founded in December 2015 by young Filipino millionaire, Robbie Antonio. Having gained unicorn status just before turning two last year, the startup is the fastest to hit the billion-dollar valuation mark in Southeast Asia.

In interviews, Robbie Antonio has always likened himself as a young visionary, who wants to innovate architecture and disrupt the current real estate market. Robbie’s knack for the real estate business probably comes from his father, who owns Century Properties in the Philippines. During his time working for his father, Robbie was the brains behind the company’s multi-million-dollar deals with big names such as Forbes, Versace Home, Missoni and more. It was there he learnt the power of working with brands.

“I realized what branding can do to a development. It can increase your sale price vis-a-vis your competitors who might even have a superior location. It also sells faster,” he said.

Coming from one of the wealthiest families in the Philippines, Robbie has picked up the hobby of art collecting. His penchant for art is what inspired him to start Revolution Precrafted. Similar to art, Robbie wanted to make architecture collectible. According to Robbie, “Revolution preserves the exclusivity of art collection and by introducing prefabricated technology, expands the potential of ownership.”

Just like how IKEA would deliver furniture to your house, Revolution Precrafted does the same except you could have your entire house delivered to you. The concept of prefabricated homes offers an easy solution for people who want to own an exclusive house but have no idea how to design it. With Revolution Precrafted, interested customers could just go through the company’s catalogue and pick out a design they like. Then all the necessary materials will be delivered for it to be assembled on the selected site. Revolution Precrafted doesn’t just sell prefabricated homes but they also have a collection of prefabricated condominiums, pavilions, adaptive amenity spaces and more.

The idea of a prefabricated home might bring to mind the dread normally associated with generic designs and shoddiness, however that is not the case with Revolution Precrafted. Robbie has enlisted the help of some of the biggest names in architecture and design to develop the startups’ prefabricated structures. Among them include Pritzker Prize winners Zaha Hadid and Jean Nouvel, renowned architecture firm Philip Johnson Alan Ritchie Architects and rockstar Lenny Kravitz’s Kravitz Design team. To own a house designed by some of these world-famous people would set you back about US$140,000.

The idea of prefabricated homes and buildings has long existed in the world of architecture, only the idea never really took off. Leveraging this idea with the branding power of big name designers, artists and architects, Robbie has managed to reverse the negative reputation of prefabricated homes by turning it into something exclusive and desirable.

Revolution Precrafted is now sought after in the tourism industry for its modern designs and affordability. In March, Revolution Precrafted signed a landmark US$3.2 billion deal to manufacture luxury apartments and hotel villas in Dubai’s famous The World Islands. Then in April, the startup tied up a US$300 million deal in the Caribbean for the supply of its prefabricated units.

Revolution Precrafted Expands To South America

Revolution Precrafted, a homegrown supplier of prefabricated structures, is making its debut in South America.

The company said it awarded a franchising agreement to Innovation LLC for the supply of mid-priced residential units in Ecuador.

This would be the company’s 11th international market.

“This franchise agreement with Innovation LLC is a strategic move for the company. It allows us to tap into a huge South and Central American land bank. This supports our goal of extending our reach to at least 20 to 25 markets this year,” Robbie Antonio, founder and CEO of Revolution Precrafted, said in a statement.

Under the deal, Revolution Precrafted will supply mid to luxury residential homes and villas to Ecuador, through Innovation LLC.

The latter is finalizing agreements with large real estate developers in Quito, and surrounding cities. The development deals will be announced in the next few weeks, Revolution Precrafted said.

“We want to support the economic development of Ecuador by providing design-driven residential units for the middle-class residents and migrating expat community,” Antonio said.

Revolution Precrafted and Innovation LLC are also looking for possible developments in Guayaquil, one of the biggest cities in Ecuador.

Revolution Precrafted has been on an expansion spree, bagging over $6.63 billion worth of projects over the last six months.

His startup mixes prefab homes and luxury branding to revolutionize the real estate industry – not just in the Philippines, but also around the world.

Its innovativeness has made it the first startup in the Philippines to achieve ‘unicorn’ status, a term used to describe a company that has a valuation of US$1 billion.

According to TechinAsia, it is one of the fastest companies to achieve this billion-dollar status in the Southeast region.

Early last year, prolific startup accelerator 500 Startups poured money into Revolution, bringing the company’s valuation to US$256 million.

Then in October 2017, a fresh round of funding led by Singaporean venture capital firm K2 Global raised an undisclosed amount that brought the startup over the billion-dollar mark.

Real Estate Runs In His Blood

Robbie, the youngest to be featured in Forbes’ 2017 list of the 50 richest people in the Philippines, belongs to a family that has made its fortune in real estate.

His father – Jose E.B. Antonio – owns Century Properties and shook up the real estate market by selling an aspirational lifestyle to Filipinos, and played to their penchant for celebrities and branded names.

As the managing director, Robbie is responsible for spearheading the company’s direction and branded collaborations like the Trump Tower in Manila, a Paris Hilton-branded collection of condos, Milano Resides by Versace, Acqua Livingstone by Missoni Home, and the world’s first Forbes Tower.

“I’ve done about US$2.1 billion worth of branded deals for the family business,” Robbie said in an interview with Tech Wire Asia.

He added that this hands-on experience has made him “understand the pain points in real estate”, and working on these glitzy projects is what led him to start up his own company.

Established in December 2015, Revolution Precrafted is a manifestation of Robbie’s dream to fuse his experience in constructing stunning, exclusive buildings with his deep love for contemporary art.

Robbie is actually an avid art collector who has been recognised as one of the top collectors in the world by Artnet in 2016, placed alongside Leonardo DiCaprio, Bernard Arnault, Paul Allen, and other point-one percenters.

According to him, this obsession with art is what led him to develop branded homes for the middle market and ultimately want to make designer homes accessible to more people.

“My inspiration for the project came from my own passion and experience in art collection. I wanted to make architecture collectible – but at an accessible price point,” Robbie said in an interview with Huffington Post.

“Revolution preserves the exclusivity of art collection and by introducing prefabricated technology, it expands the potential of ownership.”

Making Designer Homes More Accessible

Revolution Precrafted sells highly customisable prefabricated properties such as modular homes, condominiums, pavilions, pop-up retail stores, and fitness centres.

Developed by world-renowned architects and designers like the late Zaha Hadid, David Salle, Tom Dixon, and Marcel Wanders, the homes are priced at an average of US$120,000.

Prefabricated homes, often referred to as prefab homes or simply prefabs, are specialist dwelling types of prefabricated building, which are manufactured off-site in advance, usually in standard sections that can be easily shipped and assembled.

This means that you don’t have to go through the hassle of hiring a whole team of contractors, manufacturers or builders, and also save on the astronomical fees of commissioning a famous architect.

The only instructions Robbie gave his designers was to make a structure from 50 to 250 square meters with components that could fit in a shipping container.

Through his ties with quality fabricators here and abroad, Revolution can also complete the developments faster.

A 50-square-meter home can be done in as fast as 90 days as opposed to the usual two years, since most of the components have already been fabricated.

Robbie told Esquire PH that he has “worked with 13 Pritzker Prize architects, possibly more than any human being in the world.”

“I love doing this! It’s not just about the valuation. It’s [about] creating something so inherently different.”

“We have intellectual property over all these names – you can get them at a ridiculously high price and wait a number of years, or get it from us in three months at a much cheaper price.”

In a separate interview with CoBo, Robbie said that he has a penchant for “[working] with the best people in the world”.

Learning from the best is a “privilege” and he wants to “impart that to the world”, he added.

This sort of branded collaboration has been done before in retail, such as Rodarte for Target and Balmain for H&M, but it’s definitely a novel concept in homes and architectures.

According to an interview with Tech Wire Asia, such branding can help increase the development’s sale price compared to competitors who might have a superior location, and it also tends to sell faster.

By leveraging the star power of these big names, Revolution successfully drives up the value of his buildings and simultaneously eliminates the idea that prefabricated homes are ‘cheap’.

But beyond the high valuation, Robbie said that such branded collaborations are great because they churn out designs that are “inherently different.”

“I’ve been [linking up architects with different celebrities] for well over a decade already, so [I’ve] understood how we could enhance the liveability and saleability of a product,” he told Tech Wire Asia.

“The value proposition of [Revolution] is that you can go to Lenny Kravitz – if you can – pay him a million dollars, wait two to three years of your life – or do it through me for an affordable price.”

“We’re the only branded housing company in the world.”

He admitted that keeping prices low has been a challenge – to “[create] something couture at Zara prices, while still keeping to the DNA of the architects and designers, who are used to blowing through sky-high budgets.”

Not Your Regular Real Estate Company

According to Robbie, his startup is greatly inspired by Airbnb and he aims to disrupt the real estate industry through lower price points and its technological innovations.

He admires Airbnb’s simple model of having no land and zero inventory, a global footprint, and its ability to use technology in a disruptive way.

And that’s exactly what Robbie wants to achieve with his own company.

“We are the complete antithesis of the traditional real estate company. We cater to the world. We do not have to be site-specific, buy land, take out construction loans, or have inventory,” he told DealstreetAsia.

“Our highly differentiated business model provides the best in architectural design globally, at lower costs and shorter timelines, through the ingenious application of technological innovation.”

With tech as the very fiber of its DNA, Revolution uses advanced robotics to create the house in order to reduce the errors and speed up the process.

Unlike traditional players, it’s very low on capital expenditures as it doesn’t own land; it’s not forced to sell in particular sites (it ships homes globally); and it gets its cash flow in three months versus the typical three to four years’ turnover time for brick and mortar firms.

“I would like to believe we have fundamentally transformed the real estate/property development sector by introducing affordability, accessibility, simplicity, convenience, and sustainability to an otherwise intimidating, complicated and generally expensive industry,” he told Forbes

As of March 2017, the company has booked US$110 million in orders for real estate projects.

When asked what he thinks are the contributing factor(s) of his startup’s success, he said that it’s “predicated on addressing the most common pain points of home buyers – speed, quality, cost, design, and complexity of the process.”

“Our fabricators can complete the developments faster. A home can be completed in three months as opposed to the usual two years as most of the components have already been fabricated, ready for assembly at the job site.”

“Moreover, instead of wasting six months to a year on design, our clients can choose from the works of the most revered award-winning architects and artists.”

Essentially, we democratize access to branded design of living spaces by combining world-renowned designers with the latest advances in construction technology.

The “Ikea Of Homebuilding”

Moving forward, Robbie said that he is confident that his startup will be the global leader in designer fabricated structures, and eventually be the “Ikea of homebuilding”.

Although its main markets lie in Southeast Asia, the startup is “making moves to penetrate the American, Middle-Eastern and European markets.”

By this year, it aims to have at least four to five offices within Southeast Asia.

Globally, they plan on having offices in 20 countries – UAE, India, Indonesia, Malaysia, Thailand, Vietnam, Nepal, Australia, New Zealand, Japan, China, USA, Mexico, UK, Brazil, Argentina, Spain, Portugal, France, and Italy.

“And the list just keeps on growing. Global domination is our end goal,” Robbie told DealStreetAsia.

Sharing a piece of advice to fellow entrepreneurs, Robbie said that the real problem with the local startup community is the “lack of funding“.

If you do not have access to capital in the Philippines, be resourceful and go abroad. There are other countries like Malaysia or Indonesia, where there are more early-stage VC funds than the Philippines. Go pitch to them.

“Passion is not enough; obsession is key. You have to be extremely ambitious. Believe in your vision and see it through. Giving up should never be an option,” he added.

How would you address the biggest hurdles in Philippine real estate through your position as founder of a unicorn startup?

I, along with our team of designers and engineers, make it a point to never stay static and to stay open to emerging developments in the real estate sector. 

Another hurdle in Philippine real estate is access to world-class design. When people hear the term “world-class,” they immediately associate the term with being expensive or inaccessible. It is Revolution Precrafted’s goal to make high-end design available to a much wider customer range.

Revolution Precrafted Wins Contract In Japan

Local startup Revolution Precrafted is expanding to Japan after bagging another international deal, this time to develop at least 85 luxury, design-driven prefabricated boutique hotel villas, at a beachfront property on Miyako Island, Okinawa.

The firm said this further reinforces its foothold within the global hospitality and tourism sector.

“This foray into the Japanese market is even more meaningful as Japan, home to 6 Pritzker-prize winners, is all about high design and forward-thinking architecture — everything that Revolution Precrafted is about,” said Revolution Precrafted founder Robbie Antonio.

He noted that “we have several Japanese architectural geniuses on our exceptional roster of Revolutionaries — Sou Fujimoto, Kengo Kuma, Nendo Studio, and Pritzker architectural firm Tange and Associates.”

Antonio revelead that it is building luxury villas with sizes ranging from 23 square meters to 60 square meters on the island of Miyako, just as the region gains increased popularity and tourist interest.

Okinawa is Japan’s southernmost prefecture, significantly distinct from the rest of the region. Its beaches and temperate climate all year-round make it a top choice among travelers.

Miyako island, in particular, is the premier summer destination — boasting a 100 km coastal line, picturesque sand beaches and vibrant coral reefs.

Okinawa tourist arrivals rose to 9,396,200 in 2017, up 9.1 percent from the previous year, surpassing even Hawaii’s numbers. Tourist arrivals in Okinawa have been increasing over the past five years.

“This is only the first of many projects we intend to do in Japan,” said Antonio.
